Designing a home for the Omani climate

Shade, airflow and the right materials: how the best Muscat homes stay comfortable through the hot months.

2 min read

Muscat's long, hot summers and bright winter light shape how a home should be built. The best villas here borrow from centuries of Omani architecture, using shade, airflow and thick walls to stay comfortable, and then add modern efficiency on top.

Start with orientation and shade

Position the main living areas to avoid direct afternoon sun, and use deep overhangs, pergolas and covered terraces to shade glazing. Shade is the cheapest cooling system there is, and it is far easier to plan in at the design stage than to add later.

Choose materials that stay cool

Light-coloured render, natural stone and insulated masonry reduce heat gain. Inside, polished plaster, limewash and stone floors feel cool underfoot and age gracefully in the climate, while heavy curtains and good-quality glazing keep the glare out.

Let the air move

Cross-ventilation, internal courtyards and high ceilings help hot air escape on cooler evenings and reduce reliance on air conditioning. Where air conditioning is needed, zoned systems and good insulation cut running costs noticeably.

Bring the garden in

Planting does more than decorate. Well-placed trees and shrubs lower surrounding temperatures and make outdoor spaces genuinely usable.

  • Shade trees on the south and west sides
  • Native and drought-tolerant planting with drip irrigation
  • Light-coloured paving to reflect heat
  • A small water feature for sound and a cooler microclimate

A well-planned outdoor room, shaded, ventilated and lit for the evening, effectively adds a season of usable living space to the year.

Technology that helps

Modern low-emissivity glazing, high-efficiency inverter air conditioners, solar water heating and well-insulated roofs all cut energy use without sacrificing comfort. They are worth weighing when you compare two otherwise similar properties.

What to ask when you view a home

Ask how the property handles sun, heat and ventilation, which rooms face west, and how the air conditioning is zoned. A home designed for the climate is more comfortable and cheaper to run for decades.
